Why do I need to
rate my realtor?
1. Why do I need a realtor? Real
estate transactions involve one of the biggest financial
investments most people experience in their lifetime. A typical purchase of a home requires
approximately 20 signatures and the understanding of some 100 pages of contracts and forms with
lots of fine print. You need someone to be there to help you decipher it all and give insight
into this very important decision. Not to mention, to help you determine a price for your
property, be familiar with zoning codes, schools, shopping, transportation and other pertinent
information. Realtors also can help you obtain a
mortgage, determine buying power, inform you on
down payment requirements, advise on escrow payment matters, property taxes, closing costs,
utility bills, find out what benefits you might be able to get like first time buyer benefits
or benefits for teachers, policemen, etc.. Your agent acts as the marketing coordinator,
disbursing property to other real estate agents through a Multiple Listing Service or other
cooperative marketing networks, and shows house to potential buyers, or
if needed, conducts open houses. Your real estate agent will know
when, where and how to advertise your property to get you the best price, quickly and with
minimum hassle. What if a cloud on the title is discovered, will you know what to do?
The required paperwork alone is overwhelming for most buyers or sellers.
The main advantage to using the services of a realtor is having the expertise of an
experienced professional guiding you through the process, thereby saving yourself
time and headaches. They are familiar with the current market and know what buyers are looking for.
Considering the small upside gain if any, and the large downside risk of not using a realtor,
it would be foolish to consider a deal in real estate without the professional assistance of
a realtor.
2. Are there good and bad
realtors? Are there good and bad doctors?
You bet.
Doctors go through years and years of schooling.
Realtors only need to pass one test. Weekend courses are given
that promise you will pass the test if you take their 2 day
course. It is experience that separates one realtor from
another. Experience along with excellent listening and
communicating skills are essential to be a top agent. Not every realtor
has these skills. Approved Realtors steers you away from the intern
towards the experienced doctor. We investigate agents through
these filters and more including licensing status, agent profiles,
business history, office reputation, and customer feedback, making sure
we only recommend top realtors.
3. Why should I use ApprovedRealtors? Choosing a real estate agent is one of the most
important decisions you'll make regarding your home sale or purchase. Why risk the most
important financial decision of your life. Get a top agent from only the best offices of
national companies like Coldwell Banker® and Century 21® to help you
through this complex process. If you had a legal question that was regarding over $100,000
of your money, would you pick up the yellow pages and find the first lawyer in the book or
would you rather have a recommendation of a top lawyer who would charge you the same as the
lawyer in the phone book. When you are negotiating the biggest deal of your life, do you want
an experienced negotiator working for you who has negotiated a hundred deals like yours or
some person who has negotiated maybe 5 deals in his career? Don't take risks.
Use ApprovedRealtors, its smart, and
WE PAY YOU for the privilege of helping you.
4. Why do you pay me for helping me out? It does sound pretty weird, Approved Realtors paying you for helping you. How does it work? Approved Realtors gets paid a
portion of the commission received by the recommended agent's broker and we pass a good portion of this money on to you.
5. What if I don't like my realtor? Call or email Approved Realtors and we will find you another realtor more toward your liking.
6. Can ApprovedRealtors recommend a realtor anywhere in the U.S.?
Yes, ApprovedRealtors can find you a top agent in all 50 states.
7. Do I get paid twice by ApprovedRealtors if I sell my house and buy another with the same recommended realtor?
Yes, if you let ApprovedRealtors know
before you talk with our recommended realtor we will pay you $500.
If you need to use two different ApprovedRealtors
because you are moving to another city, just let us know beforehand and you will receive $500 once both escrows have closed.
8. How do I get paid? Your $250 will be credited to your escrow account and paid to you at close of escrow. This is just like cash. We do not try to spiff you with coupons where you will get $100 off if you spend $5000 for landscaping. We give you cash, paid through your escrow account for tax reasons.
9. If I like my realtor can I get another
$250 from
Approved Realtors if I use him again? Yes, if you contact Approved Realtors first we can set you up with your past realtor. You will receive another $250 at the close of your new escrow.
10. Does ApprovedRealtors give incentives to people or companies who refer people to them?
Yes. If you are able to bring in multiple clients ApprovedRealtor
can arrange for you to receive a spiff (bonus) for doing so. Contact ApprovedRealtors Customer Service for specific details
via email or call us toll free at 1-88-TryApproved (888-792-7776).
11. What if the
property (residential, commercial, or income) is over $1,000,000 or
below $50,000? The sale must
be over $50,000. For property over $1,000,000 please contact ApprovedRealtors
for possible added bonus. ApprovedRealtors
also can help
you with income and commercial property. Contact ApprovedRealtors
by phone
or email to set up a consultation.
12. Why do I need to rate my realtor?
ApprovedRealtors wants to know exactly how your experience was so we can see if the realtor we recommended still has what it takes to be a top agent.
We are not like other sites that just give you a realtor who has signed up and paid us to promote
him or her. We do not charge money to be on our site, the realtor must earn that right to be your recommended agent.
No information you provide in this rating will be shown to the realtor.
